The same data problem, from every seat

Performance standards run on utility bills and Portfolio Manager records. I've worked with that data as an owner, coach, planner, and Qualified Person, and the problem is the same every time: gaps, mislabeled meters, and bad bills carry into every number that follows. Threshold is built around that problem.

    Fifteen utilities, one set of books

    Pierce County's 50-plus sites were served by seven energy and eight water utilities and three waste haulers. I evaluated utility-data platforms, led the selection and rollout of utility consumption and billing software tied to ENERGY STAR Portfolio Manager, and produced the analyses behind the Facilities Management annual report and the County's 2016 Sustainability Report. Weather-normalized EUI improved 27% across the portfolio over three years, despite about 20% higher jail occupancy.

    Energy data for evaluation

    Coaching strategic energy management for more than 20 organizations served by Tacoma Power and Energy Trust of Oregon, I analyzed customer energy data for evaluation, measurement, and verification.

    A district-wide emissions baseline

    For Seattle Public Schools' Clean Energy Plan, the emissions forecast and wedge analysis for buildings and fleet set the reductions the 27-member task force planned against.

    Bills under a Qualified Person's review

    On the Seattle Convention Center's Clean Buildings work, where I was project manager and shared the Qualified Person role, the billing analysis and controls review came before any plan could be signed.

    Cleaning up a city's Portfolio Manager records

    For the City of Bellingham's municipal buildings, about 766,000 square feet across 41 structures, the decarbonization plan included quality control of the City's Portfolio Manager data, reconciling bills, EnergyCAP, and Portfolio Manager.

    A reviewed record

    Threshold imports Portfolio Manager exports and flags outlier bills, and every correction is recorded with the original figure, the justification, and who made it. From the cleaned bills, it fits ASHRAE Guideline 14 baselines, splits each fuel into weather-driven and base load, and screens the building against its target.
